Question: Big Bear, CA – Should the wife and I buy a little property there?

The wife and I aren’t ready to purchase a house here in SoCal but were considering getting a little cabin in Big Bear as a get-away, rental and investment. Just a little A-frame or something for around 100k.

Would that be a wise investment, along with the weekends there we would rent it out (when we can). What would the mortgage be on something like that?

Would it be wise to make a purchase while we’re still renting ‘down the hill’?

Answer: If you are going to buy, now would be the time.

However, rentals up at Big Bear are very seasonal, and have a lot to do with snow. If you could find anything for $100K that isn’t a real “fixer upper”, you might be able to afford the payments. But my guess is that anything less than $100K is not going to be very desirable or rentable. It’s a very risky endeavor. Go check out a mortgage calculator online to figure out what it will cost you, and do some research at some vacation rental agencies to find out how much they actually rent for and how often they are rented.
